Choose Crawl Pros for crawl space and attic rejuvenation!!!!!! You will be very happy with their service, the products and the budget friendly price! Our crawl space needed to be cleaned due to rodent damage and water intrusion years ago. We knew about the water intrusion and resolved the issue but never replaced the vapor barrier. We did not know about the rodent issue . A recent pest inspection revealed the rodent issue. Crawl Pros rejuvenated a space for our neighbors a few years back and more recently , a coworker. Both were very happy with the services . Crawl Pros was our first call. Friendly customer service and a prompt appointment for their inspection. We decided to have the attic rejuvenated as well. Zach, our estimator, was awesome!!!! We wanted to schedule right away but we like to have 3-4 different bids before beginning a project. With every bid came new questions for Crawl Pros and Zach was very patient and answered all our questions. What sets Crawl Pros apart from the others is they also do rodent control. It was included in the project and for 3 visits after. The other companies did not offer rodent control. We would have had to hire a separate company and most likely had to pay more . Crawl Pros also uses a 9mm vapor barrier that is white face up and black face down. It’s heavier duty and makes the crawl space brighter to see rodents and/or damage. Other companies offered this thickness in white at additional cost but is standard with Crawl Pros. And finally, the lifetime guarantee!!! This was the most generous warranty of all the companies!! Our home qualifies for rebates with our utility company. Each person involved with our project was very professional and kind. You cannot go wrong with Crawl Pros!!!!

Crawl Pros is an awesome company!! Cole and one other worker did a fantastic job cleaning and sanitizing our attic. They arrived on time, worked hard and left everything neat and in great shape! Their prices are very reasonable for all the hard work they do! They will be coming back later to install new insulation. We highly recommend this great company!

I do not recommend Crawl Pros. They did not finish the project we paid for. Contacted the salesperson to report the unfinished work he did not respond, contacted the office by phone and email their response by text "With the busy season in full swing our repair slots are limited" They did show a week later to finish when I told them I would dispute the credit card charge. All the care about is getting your $ not about if the job was done correctly.

Once they do your job they ghost you and won't return your calls. I have left messages with their call center for weeks and they refuse to call me back. I ended up making complaint with PSE.

We hired this company for an expensive attic insulation and mold remediation project, largely because of great ratings and the fact that they promised peace of mind and emphasized their warranty. Unfortunately, our experience has been extremely disappointing. During a later project, we discovered several serious issues related to the attic: visible mold, severe overheating even during mild weather, and a bathroom vent that does not appear to be properly connected to the exterior. The company was unable to clearly confirm whether this vent is connected or not, and instead advised us to consult other professionals to determine the cause and responsibility. During their inspection, the company focused narrowly on the bathroom vent but failed to acknowledge or address the mold that is now present throughout the attic — despite the fact that they treated the attic for mold just two years earlier. This omission was never explained. Instead of taking responsibility for investigating the full scope of the issue, the company repeatedly deflected, offered conflicting explanations, and shifted blame. We were told to consult roofers or other third-party specialists to assess problems that may very well stem from their original work, rather than having the company stand behind its service and warranty. Trying to resolve this under warranty turned into a months-long ordeal. Communication was slow, evasive, and inconsistent, dragging on for more than two months despite repeated follow-ups. We were asked to gather evidence ourselves and climb into the attic. The quality assurance specialist assigned to our case failed to provide clear answers or meaningful progress, and when we requested a different specialist on the phone, the company refused. For a business that charges premium prices and promises reliability, this level of service is unacceptable. Based on our experience, I strongly recommend avoiding this company if you expect professionalism, accountability, or real warranty support.

Quick turnaround, professional crew. Was shocked to learn what was under the house and I appreciated both the before and after photos.

We are ecstatic with the team that serviced our crawl space. And the fact that all that work was done in a day and a half!!! Are you kidding me? All old mess and remnants of unwanted critters - GONE! The spaces are clean and underrated insulation has been replaced with upgraded insulation. We could not be happier. Five stars all day long, and ten on Sunday. THANK YOU VERY MUCH.

We use Crawlpros for pest control. Recently the staff at appears to be fairly unstable. We had good support for quite a while but recently the techs are not doing a full job. They appear to be only checking part of the premises. This has led to a rat investation and bug investation. I called up customer support and the said they would get someone out in the next few days. This never happened. I called again and was told that someone, they provided me a name, would be out in the next few days. Still never happened. I called again today and was told that they wouldn't be able to get someone out for a month. I informed them that I would be canceling my service, as I have been paying for it and they haven't been meeting their commitments. They are supposed to get back to me now on Monday. I'm very disappointed and am now looking for another company.

the team shows full understanding of their work and demonstrate professionalism lead me to believe the company treats them well. A+++ on the completed job. i would like to see if with the team lead/foreman woul be able to return and do job walk through. before i get the final bill. otherwise the billing through credit card was a surprise in a good way (and everyone knows that). i will always give them a call for my future projects! highly recommended!

All in all I am pleased with the service and workmanship of Crawl Pros…After I signed the contract and gave my deposit, I had much trepidation because there appeared to be so many negative reviews…but my trepidation was unfounded… Their three man crew showed up on time ( a big plus) and Ivan the lead was polite and had great communication skills…the crew was attentive and knew what I was expecting of them, and honestly I think they went above and beyond in doing the job for me… The only thing the bothered me a bit was it appears Crawl Pros uses and overseas call center so I was concerned that if there was a problem I would have difficulty getting it resolved…which is a moot point because they did a really good job… Lastly I felt that they were pretty aggressive with regard to the deposit and balance due…because they told me twice they would run the balance as soon as the job was completed…that gave me pause, and I told them ( the person on the phone) that was unacceptable and I would pay the balance after I had a chance to see the finished project….those fears were unfounded as it was two days after the job was done when I was called and asked if it was ok to run the balance…being in business myself, I understand deposits and balance payments…it was just the way it was presented to me that gave me pause… Would I recommend Crawl Pros? Yes. Absolutely…

The workers came on time and worked diligently. The work was completed in the estimated time frame. The property was cleaned and all debris was taken away.

Crawl Pros did a complete crawl space restoration. I couldn't believe what they hauled out of there! Three days later we had all new insulation, sealed duct work and a nice clean floor. Crew was hard working and courteous!

I have been using Crawl Pros/Pest Pros since I hired them to remediate my crawl space after my current pest company didn’t know what they were doing and allowed rats to enter and destroy the space. After the remediation, they now do bimonthly inspections to make sure still pest free. Could not be happier or more highly recommend this company. Professional. On time. Deliver results.

The crew at CP's did a great job on our very old and poorly insulated home. They arrived on time and finished on time. During the job the crew answered any questions and when done, explained what all they did and what problems they fixed. We'd definitely recommend these guys.

Customer for 5 years. In January a new person took over and jacked the rates from $104 per visit to $143-Quality of service took a nose dive-they stopped checking the crawl space and spent just 5-10 minutes at my home. I spoke to the tech, he said he was too big to go in the crawl space. Exchanged emails with new owner but nothing changed. I requested quarterly visits and they notified me that they were canceling my service. Great business sense! I suspect they didn't want to make the drive to Kent anymore but they should have just said that instead of jerking me around. I packed up their bait boxes and kicked them to the curb. Great experience with Crawl Pros repairing and insulating our crawl space. Other similar companies either couldn't replace damaged posts or didn't want to repair existing drainage system. CrawlPros's offer was exactly what we wanted, and the result looks great. Excellent communication too.

Excellent work for crawl space remediation and repair of raccoon damage. This included new insulation under floor, new vapor barrier, wrapped pipes, new dryer vent, wire mesh and concrete around inside perimeter of cabin skirting. Very hard working crew. Highly recommend.

The guys from Crawl Pros worked under the house and did a fantastic job. I didn't know it was so bad under there until I saw the pictures.

We had Crawl Pros rework our entire crawl space due to water damage issues. Initial contractor left lots to be desired. The work was great! Since then they come regularly to monitor rodent control and we have had no problems. The service people are courteous and do the job including inspecting the crawl space regularly to inspect that too.

They came and did what they said they would do. Give them a chance to give you a bid; what they said in the bid they gave me is what they did. It's a very detailed, precise bid. The workers are quick and courteous. I can't say enough good about the work they did.

We just moved to Tacoma and purchased a home with a small crawl space and attic. Our inspector called out a few things that needed attention, most notably lack of insulation and a vapor barrier in the crawl space (with some gaps), and evidence of mold in the attic along with lack of proper ventilation. Crawl Pros did my crawl space over 10 years ago. I recently had a water leak. While i was under the house I noticed some falling insulation and a couple of other minor issues. I called them to repair the minor damage caused by the water and to warranty the falling insulation. After I called them it was brought to my attention, at the time of my installation the warranty was 1 year. The crawl pros specialist "William DuCharme" came to the house and looked over the crawl space. I was expecting a large estimate to fix the water damage and repair the other problem's. I WAS PLESENTLY SURPRISED! They were going to warranty the previous work at not charge even when they didn't have too, also fix the water damage at no charge! There word was good. The work has been completed. I Highly recommend Crawl Pros for your work. They really care even when they don't have too.

This was a wonderful experience for crawl space insulation and belly wrap repair and replacement, removal & clean up of old vapor barrier & related trash, and clean up & installation of a new solid drier duct venting to exterior. From the detailed quote backed up with photographic evidence to the diligent and professional work crew to the follow up with after photographs of the crawl space, Crawl Pros did an outstanding job. The crew set up a corridor of protective plastic to protect our kitchen cabinets and prevent the materials removed from contaminating our first floor living area. The crew diligently clearing out old insulation, installing new thicker insulation and repairing damaged HVAC ducting and layer down a new vapor barrier and made repairs to minimize the chance of rodent intrusion. This was all accomplished in two days and the crawl space looks incredible. I would most highly recommend CP's for any work you need for crawl space or attic insulation upgrades. They earned my trust and they will be coming back to do my attic in the fall.

Crawl Pros did a great job with our crawl space! Our house is 125 years old and was unsure how it would turn out due to our house still being post and beam. Everything is perfection. I was under pressure of taking a “deal” from a pest control company for service to be done to my crawlspace. The company texted me with a couple photos of what they saw under there followed by a 30-day expiration “discounted sale”. I needed to pay $17k upfront 😰 My wife and I were seriously worried cause we didn’t have savings for something like this. So I did some research and CrawlPros were the first to quickly respond. William, their sales rep came over for a free estimate. As a previous technician in the field, he happily put on his suit, crawled in and took a ton of photos. This is where we were impressed. Afterwards, he went back to his vehicle, removed his suit and crunched numbers in his car. He came back inside the house and provided a printed portfolio with a photo of our house on the cover page. The 20-page portfolio contained all the concerns and descriptions of why they’re concerning, followed by detailed solutions with a timeline of the entire project (a 2-day job). Then comes the best part. The up-to-code service included removal and replacement of all deteriorated vapor barrier and floor insulation, repair of all vent screens, secondary crawl space door installation and multiple rodent poison/traps. Not only did the last section include a breakdown of pricing, he ensured assistance with working a rebate with our electric company AND included a yelp discount. At the end of it all, there was no pressure to decide. The final estimate price was $4k 😧 My wife and I were just so shocked at the difference in price. The rebate helped significantly to reduce to that price, but the previous company never mentioned anything about working with our electric company. What seriously convinced us to work with CrawlPros wasn’t actually the pricing, but William’s professionalism, kindness and overall sincerity of our old home. We ran with him immediately. They were able to schedule us within weeks, their technicians swiftly came and worked diligently. I went into our crawlspace the next day and felt like I could crawl in there with no protective gear on (don’t do that, it’s just an expression). Crawl Pros did a great job cleaning my nasty, waterlogged crawlspace. They were on time and cleaned up during and after their work. The space is clean and looks very dry. My only suggestion to Crawl Pros is to be better about communication. Some form of contact about how the job went before charging the final payment will go a long way in your customer service.

I initially picked this company because I felt that the sales representative was thorough and respectful. We moved into a house that was built in the 1900s and it needed to be insulated in the basement and stated in the contract to have all entrance points for rats or mice to be screened off and or poured concrete to remove any of the entrances. We had lived in our house without any rodent problems two years prior to the insulation. Immediately after insulation was put into the basement we started to smell decaying smells. I went to the basement and was able to locate 3 dead rodents. I called the sales representative he came out and tried to locate a location of entrance that may have been missed during my extensive and expensive insulation project. Well the problem only continued, I ended up having to rip out a majority of my insulation, have contacted the company with pictures of before and after which I will post below. They did offer to come out and give me an estimate to fix the issue on my dime, and offered no solutions to resolve the problem they created. Sorry about the graphic photos but this is what I’m left with after paying thousands of dollars. Don’t use this business, they don’t know customer service and now I have to pay to have a good company to come back and fix the problem they created. DO NOT RECOMMEND!!!! Fun stuff right?

Crawl Pros did an outstanding job in replacing our crawlspace vapor barriers and installing a new sump pump. Their technicians were very professional, experienced, timely and had very competitive pricing .I would recommend them to anyone requiring their services.

I had Crawl Pros come out to provide an estimate on some crawl space work. William performed a very detailed inspection. I received an honest assessment of items of concern and a very fair price to perform the work. I highly recommend getting a quote from these guys if you are considering having work done.

Crawl Pros gets it right. Zach, their estimator showed up to evaluate our attic after we had a new heat pump installed. He was knowledgeable and professional. He explained the deficiencies in the attic insulation and explained how he would recommend correcting them. Once I scheduled the work, their crew showed up on time and did the job, using filters and barriers to keep the rest of the place free from the dust created by thew or itself. I really appreciated that part, as I didn't have to spend the next day wiping down surfaces and every single blade of our window blinds. I highly recommend Crawl Pros.The know what they're doing, and they are transparent in their pricing. No surprises is a good thing!

Unfortunately I cannot give this company a good review. I initially hired Crawl Pros because a previous company failed to clean rat feces from my attic. The Crawl Pros field representative Scott came to my home, confirmed the existence of old feces, and said Crawl Pros would "take care of it." He quoted me a price to "sanitize and deodorize attic space" and reinstall blown-in insulation. A few weeks after Crawl Pros did the job, I was cutting out a piece of my ceiling and a lot of old rat feces fell out. It was all just sitting there underneath the new insulation above the drywall. When I contacted the company about this, instead of offering to make it right, they made several shifting claims. First, they claimed that "there's nothing in writing in the contract what you read and sign [sic] that indicates that we would do that." But the contract indicates that the scope of work is to "sanitize and deodorize attic space." When confronted with that language, Crawl Pros claimed that this language only meant that they would spray the feces with a disinfectant and leave it there. I'm not sure how exactly you sanitize a rat turd, but this company seems to believe it's possible. And yet its own website says that "clearing rodent droppings" is "critical to a clean attic." And CDC guidelines for cleaning up after rodents specifies removing and discarding feces. Second, when confronted by the turds, the Crawl Pros field representative claimed that on his initial visit, he had recommended that I have the previous company "come back and do a better job cleaning up the leftover debris and rat turds." That was a complete fabrication. I initially called Crawl Pros because I lost faith in the previous company to complete the work. I made that clear when I was describing the scope of work initially. Third, the owner himself e-mailed me and claimed--for the first time--that "we have no way of knowing if those rat feces are from before we did the work." He made this claim even though the feces was petrified (dry/old) and it was sitting exactly between the new insulation and the ceiling dry wall. There is also no evidence of a current infestation, so there is no other explanation for the presence of feces. Sadly, so far this company has done everything to avoid accountability and nothing to make things right. Before I wrote this review, I asked them to remove the insulation so that I could clean the attic myself. I also asked them to return the money I paid them. They refused and simply told me they'd be "more than happy" to remove and reinstall the insulation for "an additional charge." Here's what I'm concerned is actually happening: Crawl Pros leads its customers to believe that their attic or crawl space has been cleaned, but it does not actually do any cleaning. And then when a customer like me discovers that the work wasn't done, Crawl Pros relies on a misleading interpretation of the contract to claim that it never had the obligation to clean in the first place. This is a deceptive practice. I would not hire this company or recommend them to anyone.

Worked with Topher who provided a thoughtful and professional proposal to deal with the rodent infestation in my crawl space. The rate was in line with other proposals I received, but the overall plan was better suited for my home’s situation. The clean out itself was completed in a day and they were very communicative and efficient when a preexisting plumbing issue was uncovered, which I was able to get resolved before the clean out was finished. Highly recommend getting an inspection and quote from Crawl Pros and strongly consider them if their proposal is right for your situation.

All levels of employees that we met were professional. They answered all the questions we had. I was only able to be present during first day of project and I needed a small change made to the set up of the sump pump. I emailed their customer service email and hoped the change would be made. The change was made so their response and action on it was great. The cost was around what we were anticipating. Would definetaly recommend their service

Very easy to work with. Employees are very prompt and show up and do the job in the time period that was appointed. Very clean and left no mess. when they were done you couldn't even tell they had been there except the house was quite and we lowered the thermostat two degrees. The only suggestion is that you give the customer a choice of sump pump you use. I think the one you used for my application was overkill.

Efficient scheduling for an estimate with very cost effective and compelling proposal. Most importantly, well done job under the house with a complimentary extra wrapping some exposed drain pipes I was concerned about. Cleanup to/from the work location could have been a bit better (even if it was just the exterior deck) but not a big deal.

I highly recommend this company. They took pictures to show us what the problem was below our home. They printed out a booklet with the pictures and then how they would fix it. Everything was very well explained. He said 2 days and it took 2 days. Very professional crew. Very polite and friendly. I found Crawl-Pro to be professional, but I can not give them 5 stars because the insulation they put under my house looks like old & dirty brown insulation- I was shocked! They say it is new, but no one who sees it believes it is new. 🤨 (My old insulation they replaced was light pink) If you ask for white vapor barrier, make sure they put in a clean/new looking insulation.

This is a great company. I really enjoyed working with them. Everyone invovled with the project was a joy to work with from the appriaser to the office staff to the worker who completed the job. They did what they said they were going to do and in the timeframe they stated. I encourage everyone to work with them.

Oh you shouldn't have.... I received a $5 Chick-Fil-A gift card from CrawlPros as a thank you for an $8000 dollar job. As a repeat customer, this is insulting and a ridiculous gesture. My advice to potential customers is to make sure the contract you sign matches the products they advertise in their product brochure that the estimator hands you during the estimate process. Make sure the products installed are the products listed in the contract. Keep watch because products varied in our contract but we weren't given notice there would be a replacement product that differed from the contract. My ring camera was helpful in documenting the products as they came through the door and this is how I determined the discrepancies. Cheers!

The bid and booking process went smoothly. I asked several questions by email and text after booking but before the job. All answers were complete and to my satisfaction. The crews were steady at work on our two-day job. Because our crawl access was outside the house, the crew did not need to come inside our house. The work was thorough: removal of old insulation, duct sealing, adding new vapor barrier and insulation around all ducts and water pipes. They repaired our main access hatch and one vent that needed to be opened for the job. Very good. House feels less drafty, and warmer! Thank you Crawl Pros! Tom and Mary

Santiago and his helper appear to have done a great job on our attic and crawl space. I'm unable to confirm the quality of the work they performed as I declined an in-person look of their work. I did get photos of the work and they looked great. My only reservation was minor damage to a light fixture which required patching the ceiling. I would use Crawl Pros again and have recommended them to friends.

The workers were friendly and professional. They did a wonderful job of cleaning out all the old fiberglass insulation and blew in clean cellulose. We noticed the difference in the comfort level in the house immediately. The furnace runs much less often now! They reduced the cost for us with a rebate from Puget Sound Energy that made it a bargain.

Crawl Pros exceeded our expectations at every step in the process of reinsulating our two attic spaces. Our estimator explained the process and cost Amd rebate process clearly. The Crawl Space installers were so careful about insulation removal and were very careful, they worked hard and did an EXCELLENT job. This process could not have been better.

Crawl Pros came in and gave me an estimate to reinstall insulation underneath my house and completed the job on time, arrived on the job when they said and completed it on time. Payment was easy and didn't collect full payment until I was satisfied with the work completed. Not only did they do the work Crawl Pros went over and above doing more then I expected. Also Crawl Pros followed up multiple times making sure each part of the job was completed respectively and with attention to detail. I don’t know how to fully express my content with these folks. They’re one of the best companies you can have in your home. They understand dirt and owner’s perspective. Hence, they tarp from wall to ceiling and floor before entering the home. They’re very carefully with insulation - fast and careful - and make sure everything is done carefully and to spec. They help you get rebates. They’re worth every dollar. My inspector came back and think that their work is better in quality and standards then a new build. They have great guarantee policy and are proud of their workmanship. I interacted with about 12 people from the company and it’s been a pleasure with each one.

The crew that came to do the work was great and so was the estimate process. However, I asked for fiberglass batting and got blown in insulation instead. I thought that they did a layer of fiberglass plus blown in, but it was all blown in. I have some work to do up there, so now I have to swim through insulation, ruining it in the process. They gave me a partial refund, which was very nice, but when I asked if they would come back and blow in new insulation when I was done working in the attic, they did not write back.

I had Crawl Pros do a complete clean out of my crawl space. They did a fantastic job from start to finish and at a very fair price. Jose prepared a very detailed estimate with great pictures and a description of everything he proposed doing. He patiently answered all my questions. On the day of the clean out, a team of 3 arrived as scheduled and spent the entire day working very hard to accomplish everything in a single day. The people that did my attic were meticulously clean putting down plastic from the front door up the stairs the attic trap door. They removed the old insulation so quietly and quickly that I didn't know it was done until I looked in their truck and saw the piles of bags of old insulation and they were starting on the installation of the new insulation. The people that did my crawl space were as quick and efficient as those that did the attic. They walled off the kitchen plastic and put down plastic on the floor from the garage door to the crawl space trap door. The work they did looks professional to my eye but then I don't do crawl space cleanup for a living.

We took estimates from three different outfits, and CrawlPros got the job. They weren't the least expensive, but offered the best options for us. What sold me was; 1) they built a temporary plastic sheeting tunnel to the crawlspace to keep debris and contaminants out of my home while removed all the insulation, barrier, and other debris, 2) recommendation to hold off on re-installing insulation until they were sure the rodents were verified to be completely excluded from the crawlspace, and 3) excellent estimator experience. "I'll treat our house like I would treat my own". Excellent. My crawlspace looks and smells 100% better. Cost includes four future visits to check the traps and look for any new rodent penetrations. They use quality materials, replaced our ducts new, upgraded ones, wrapped copper pipes, and installed this great 9 mm white vapor barrier that makes it easy to spot any new "issues". They also re-covered the outside vents from the inside with steel mesh of sorts and filled in burrows/tunnels with cement. So far so good!

Unable to inspect entire job since it was in the attic. Looks great from access. Insulation looks old and used. Wrapping on duct work, sky lights, etc was not tied down like before. Hard to communicate to workers as only one person spoke broken English. They did a great job of keeping the area clean and neat. It looked like there was a little more insulation than expected. They installed cardboard to keep the soffit vents clear. Overall, pretty happy with the job but not as happy as the first time I used CrawlPros about five years ago.

We needed to have work done in our crawl space and attic space, and Crawl Pros is one of the companies we asked to give us a quote. The inspector was friendly, knowledgeable and thorough, and brought to our attention a couple of extra things to potentially remedy even though it was outside of their scope of work. They use environmentally friendly products that make for better indoor air quality and overall health.

Did a great job with our 30 year old house, from estimate to after job inspection. The work summary from another insulation company was described as "We pull down the insulation and try to remove most of it before laying down the new plastic." This seemed too loose to me so we called Crawl Pros. Our estimator was running late but he called to let us know when he would arrive. After spending more than 1/2 hour under the house, He went to his car and came back with a printed estimate for us to review and discuss the scope of work. There was no pressure to commit to the work right then and we took a couple of days to make our service appointment. We also had all the ducting sealed, taking advantage of the Puget Power rebate which was paid directly to Crawl Pros. We just provided our account number and they took care of the paperwork. Total cost was more than the other company with the duct sealing/insulation being added. But it was a similar amount for the equivalent amount of work had we only gone with new insulation and vapor barrier. Crawl Pros used thicker barrier material as well. They also went around the crawl space and looked for areas that needed to be sealed/blocked to keep the 4 legged critters out that we have been trying to resolve through trapping for the last few years. This was not a pleasant place to be. The crew of two arrived on time, sealed off the access area from the rest of the house, also covering the floor/porch with plastic and went to work. When they were done about 8 hours later, we were shown photos of the work done. A couple of days later we had a follow up inspection done to ensure things were as they should be. I had a couple of concerns about the vapor barrier touching some of the beams which were addressed. We both feel the duct sealing has made the air flow much stronger than it was previously. We had racoons get in under our house and destroy the crawl space. Tore out the insulation, pulled the ducting and venting down so it was completely on the ground and separated from the furnace, pulled the insulation off the water pipes, you name it. Total disaster. Crawl Pros was a pleasure to work with. Very professional from start to finish. Were able to come out and quickly assess and bid the project, and follow up with a team to conduct the work. Not the cheapest but they did a great job and worth it. The before and after pictures don't even look like the same place! Highly recommend them - great team!

I initially gave this company a favorable review. They did a good job of adding a vapor barrier and cleaning up my disgusting crawl space. I thought that $4K was a little high for 3 men working 5 hours but I accepted it. Then I find that after 2 months they declared my warranty null and void because I didn't want to purchase their costly Pest Pros service. I worked in construction for 40 years and I have never seen a reputable service company make a customer pay for a warranty inside the customary one year window. I would strongly recommend that anyone looking to get their crawl space cleaned up to look for a company with a more ethical business model.

The team that did our mold removal, crawl space cleanout, and insulation in the attics, crawl space, and shop were very professional. They were very careful to keep things clean and picked up so there was no mess with which we needed to deal afterward. They explained what they were doing and happily answered our questions. We used these guys to de-mold and replace insulation on our first house. William DeCharme was an amazing inspector and caught way more than either of the other two estimators that came out. Everything was done great and our house is now much warmer and less moldy. We also really liked their use of more environmentally friendly materials and the cellulose insulation. The whole experience was very professional and I would definitely recommend them. The price was also very competitive. Last spring, we had a heavy rainy season and an unexpected sump pump failure in our crawl space. After installing a replacement pump and doing an inspection of the crawl space it was obvious that the drainage situation should be improved to avoid the possibility of mold issues in the future. Reports from crawl space studies indicate that the air we breathe in a house is a large percentage of the air originating in the crawl space. After researching ways to mitigate water buildup I interviewed three crawl space drainage experts in our area and settled on Crawl Pros. Michael, their estimator, personally inspected and created a competitive design that would not only route water from the perimeter of the crawl area to new sump pumps but also included areas we found to be the wettest. Michael turned the design into a comprehensive proposal that optimized an encapsulation approach to provide the best overall value. Michael and the office staff were very friendly and responsive. I was impressed that the time from contract signing to project start was very short. The installation crew led by Jose and his crew Hugo and Ishmael took a little over a week to complete the process. I found the crew to be extremely service oriented and easy to work with. I appreciated the great care the crew took to protect the inside of my home where access to a floor hatch was needed. My personal background was in facility engineering and construction management, so, I was not an easy customer. I performed multiple progress inspections and was very impressed with the professionalism and detailed quality of their work. While this seems like simple work on paper it is extremely difficult, labor intensive, and must be done correctly for the drainage system to work properly. After completing the drainage phase of the installation, Jose and I tested the performance of the system and found it to function effectively. The two sump pump installations were made up of main and redundant pumps with failure alarms. The way I know I am getting value from this project is that the space no longer smells musty, it is clean, and I periodically hear a pump removing water maintaining the space in a much dryer and healthier condition. The in-space humidity level has significantly dropped, and the clean white encapsulation barrier makes inspecting and servicing underfloor utilities clean and easy. I would happily give Crawl Pros a five-star review and thank them for a job well done!

Crawl Pros was VERY easy to work with. We had them overhaul our crawl space. Our insulation was super old or missing, we had debris and trash, old rodent evidence and an old vapor barrier. They replace and cleaned up the entire place. They installed high quality insulation and we already notice a difference in the comfort of our home. Top Notch from start to finish! The estimator was professional and very friendly, and provided us with two options: Fixing what needs to be fixed to bring it up to code at a reasonable cost, or adding extra insulation at a higher cost. At no point were we pressured to chose the more expensive option, or even to have any work done at all. Their estimate is completely free. We had been warned by our contractor that some companies would add on unnecessary work and charge extra for it. Not so with Crawl Pros. We paid a deposit, and were able to schedule the work on the day we wanted it done without a problem. On "the big day" the workers showed up on time, quickly set up a sort of access-hallway to the crawl space in order to prevent dirt from getting into the house, and did an excellent job. They removed and replaced insulation, fixed air ducts, fumigated for rodents, replaced the vapor barrier, filled in holes with concrete, put up rodent screens and did some other stuff I wouldn't want to do myself. They hauled all the trash away, were done before the estimated time and were very courteous. They also took lots of pictures of their work, which is great if you are selling your house. Over all, it was a very positive experience. The final cost was less than expected, and Crawl Pros does give Military Discount - THANK YOU so much!

We used Crawl Pros to perform maintenance in our crawlspace. The crew kept the area around the access point clean and did a high quality job at a reasonable price. We experienced a minor communication issue with the crew and some work was done that was not part of our quote. The management team resolved the issue to our satisfaction. As with any project, I would recommend explicitly confirming what work is to be performed before the crew gets started. We would use them again for our next attic or crawlspace project.

Just had Crawl Pros do our home and they started at 8 in the morning and finished at 8pm. Some of the hardest workers I have seen. I gave them 5 stars because they did what they said they would do. The could have a better camera for pictures but that was really my only complaint. I can feel the difference in my home already. Much warmer and I am sure I will save on gas heating. I also feel a big difference in the heating ducts. No air from the outside coming in or leaks. They really cleaned out the crawl space and I am 100% sure no critters will get in now. I was impressed by the work. I did have an electrical problem to my stove top because a rat eat my wiring under the house. I was able to get an electrician to come the same day to fix it. Over all I am very happy.

I had critter issues in my rental property in Tacoma and our pest control company suggested exclusion work. I searched crawlspace cleaning and worked with Richard the owner. He looked at the crawlspace under the house and in the attic and gave me a professional quote. The price was quite a bit higher than I had expected. I tried getting a few other quotes, but 2 other companies refused to bid because the crawlspace under our house was so tight. I began to realize that he didn't over bid because the work would be rough. He ended up giving me a 5% military discount and I went with the work under the house. I elected to do the work in the attic myself. 4 guys came out for a day expecting to get the work done but ended up having to complete a few days later. We had our crawlspace evacuated this summer after rodents found their way in. We called Crawl Space Cleaning Pros and were very pleased with the work that they did. An estimator came to the house on a Saturday and looked at our space and offered an estimate on the spot. They were able to do the works a short time later and provided pictures after the fact to show the work and save me the trouble of going into the crawlspace myself to verify things. (This wasn't a big deal for me as I'm able to get down there, but it could be very helpful if you have limited mobility). Additionally the processed the PSE upgrade rebate for us.
