Wonderful experience with Golden State Inspections. We had reached out to them to inspect our new build home. The assigned inspector (Michael K) was phenomenal. He was very thorough with his inspection and provided a detailed report with pictures the same day. This was super helpful as the findings were able to be given to the builder for immediate addressing. Michael had found items that were not found by the builders in house inspection. If you are purchasing a new home, I absolutely recommend getting an inspection done by Golden State Inspections. Their office manager (Ruth) was also very friendly. The cost of the inspection and included report was well worth the money.

We are buying a new built home. Although builder suggested us not to but we still hired Michael to inspect. What a great decision we made! Builder said ladder cannot be used due to whatever reason. However, Michael used drone to check roof and still inspected attic (not sure how he did it). Michael is very detail oriented. He found couple issues on roof, AC unit, water heater, and bathtub. Some are very serious. We will ask builder to fix them. Builder's own inspection is too brief and definitely not enough. Buyer's own inspection is surely needed.

He explained areas of concern and what needed to be done to repair or replace the problems. He also pointed out areas we should keep or eyes on, so we could proactively address the issue. Did a somewhat thorough job inspecting the house, but not thorough enough. Moved in a month later and found broken sprinkler lines and a clogged condenser line. Also I got a lot of weird spam like calls from debt services and multiple “utility concierges” right after giving golden state my info.

I am under contract for a house and hired Golden State Inspectors for my general home, sewage, roof, and pest inspections. I am very happy with Michael’s work. He was very diligent, listened to my concerns, and had really great explanations. The inspection was in the morning and I received the report before end-of-day. The report was clear and easy to read. As a buyer, I feel I now have a really good understanding of the condition of the home to inform my next steps. Highly recommend Golden State Inspections!

Both Val and Don, Termite & Pest, from Golden State Inspections performed our house inspection, and they were both extremely thorough and competent. Following the inspection, they both carefully analyze every problem they find, weighing the benefits and drawbacks of each. They both had a peek at the condo we just bought. Overall I had a great experience with Craig and his team regarding a mold remediation issue. The service was swift, professional, and effective. The testing was done promptly, and the remediation efforts reduced mold levels in our home back to normal. Craig was super patient and considerate when entertaining all my questions and concerns. I'll definitely turn to the them in the future, if additional issues arise. I highly recommend them! I also have used Golden State to assist clients with residential home inspections. They were out to the subject property within a couple of days and provided the inspection report the next day. I'll definitely refer clients to them in the future.

They recently inspected our new construction home and did a very thorough job. Found quite a few issues on my roof I am working with the builder to get resolved now. Anyhow the inspection is detailed, has a ton of photos with explanations under each one, very easy to understand and accurate. This is exaclty what I needed so I could show the builder what needed fixing. 5 stars in my book. I'm having the roofer comer out next week I may contact GSI to check out the roof again after they leave to see if the issues were properly addressed. Thanks guys ! Shawn

Very thorough . I am Extrmely glad I opted to get the home inspection. We just had a brand new house built and it's two story. I don't have a ladder yet to get on the roof and didn't really want to becuase its so high. GSI went on the roof, took a tone of photos and found quite a few issues. I'm glad we found them now so we can get them addressed right away. They also did a really good job inside the house. They send a nicely detailed report with many photos. Each photo had an explanation of what was going on, if things were good or needed to be addressed. Thus is exaclty what I was looking for inspection wise. Anyhow if you need a quality inspection these are your guys to go with ! I may have them come back again after the roofer addreses the issues to see if they actually fixed them properly. Fantastic service! The inspection was done efficiently but was very thorough. I was allowed to be around when the home was inspected, asked questions, and had things explained to me at the home. Val, who inspected my home, was very knowledgeable about the older homes in Sacramento and what to look for. He gave me excellent instructions as to what I could do to make repairs and keep up with the maintenance of the house. He even fixed a couple of small things as he did the inspection! Definitely went above and beyond. He had the report to me in roughly 12 hours and it was detailed, with pictures and video, and easy to understand (they have samples to look at on their website). I would highly recommend this company and would use them again myself!

The Technician showed up at the precise time scheduled, he was dressed in company attire and conducted himself in a professional manner. We discussed my objectives for the thermal scan and he proceeded to do a very thorough job. I was highly impressed with Michael the technician that was sent out. When we bought our duplex in Sacramento, we paid Craig and his company a lot to inspect and repair the property. He was highly recommended by our real estate agent. We've been very disappointed in the years that followed when we found out that they overlooked some very serious problems. When we called Craig about the issues, he assured us that he was fully insured and would submit the claim to his insurance company. In reality, he ignored our claim and never responded back to us or our attorney and just blew us off. I highly recommend you stay away from this company. ------ Response to the vendor's reply below. Craig, you personally inspected the basement, you also had your employee video the first 25-40 feet of the sewer lateral. As you said 2 months ago - you should have compared notes with your employee. You said that if you had, you would have realized that there was a sewage pump since the basement bathroom was 2-3 feet below the sewer lateral that your employee inspected and that the lateral was just 18" below grade. At the time you said it was an oversight on your part. You would have found the illegal indoor sewage sump, realized that there was not an alarm for it as required by code, etc. We would have been able to negotiate with the seller to fix the absurd problem. But, you did not compare notes with you employee. Regarding your comment about 5 years, liability in California extends 3 years from the date of discovery - not the date of negligence.

Michael was very well versed in the various mechanical components of the house. He had very goood communication skills. He spent time with the buyers educating as to the issues and the good points regarding the condition of the home. I highly recommend Michael.

I had them come and take a sample of my popcorn ceiling to check for asbestos, and I got the results back quickly with a phone call response from the head inspector to explain the results. We called for a home inspection to get ready to sell our house. Our inspector was here over 6 hours. He was very thorough checking the every part of our house. He left around 4:30 in the afternoon. We had our 188 page report before 10:00pm. I can not recommend Golden State enough.

The report was delivered quickly and was very thorough. I love that the videos were delivered via YouTube. (Not that my friends want to watch a video on my drain lines!) Michael arrived EARLY to the property and stayed LATE to walk us through his major concerns. He was descriptive but did not talk over my head or make it too technical. If I have any major work done to my home, I will pay Golden State to review before signing off.

I was in a process of buying a home and I hired Craig to do a home inspection. I was really impressed by his knowledge about inspection. After the inspection, he walked me through each item i.e. subject to repair. The inspection report was very thorough with pictures and videos.
