My crawl space was in bad shape. I had water control and mold issues. Crawl Space Ninja was the fourth company I contacted and the only one that offered a solution to deal with the immediate symptoms in a way that also addressed the underlying issues. My project included soda blasting, water management, encapsulation, dehumidification, and venting. Crawl Space Ninja conducted every step of the process — from initial evaluation, to pre-deployment planning, to the actual multi-day project — in a highly professional and conscientious manner. Max and his team did amazing work, and I was kept updated on their progress throughout the project. The only thing to rival the quality of the process is the finished product itself. Floor joists and sub-flooring that were previously mold covered now look brand new. The water problem is permanently resolved. The encapsulation is flawless. I could not be more pleased.

I searched for the best crawl space repair near me and found Crawlspace Ninja. From the first call, Edwin and Jordan and team were professional, transparent, and incredibly knowledgeable.<br>They conducted a thorough inspection, complete with humidity and temperature readings, and explained exactly what my crawl space needed—no upselling or unnecessary fixes, which I really appreciated. Hired Crawl Space Ninja without any back knowledge, and that can backfire, but NOT SO with this company. Jordan arrived, surveyed a difficult job with professionalism and great attitude. 2 weeks later, Project Manager Max, Tom, Tony & Andrew showed up ready to work. 3 days of hard work in a tiny crawl space. They not only did the work, but did so with a hard working, good attitude, and explained all they did. The job was completed on time and all seems to working as planned and very pleased with results. BUT mostly pleased with something that is EXTREMELY RARE these days...Great Customer Service With A Great Crew With A GOOD ATTITUDE! It cost a lot, but worth every penny for the rarity of good attitudes...and I'll always pay more for that! Says a lot about the company and it's leadership.

This review is long overdue - mea culpa to the team at CSN Alpharetta. 2 years ago I had my crawl space encapsulated by Crawl Space Ninja and could not be happier with that decision. My home is noticeably drier, smells cleaner, fixed the moisture issues, and as a side note unlocked a ton of storage space. In my case the encapsulation has paid for itself: I had a hot water heater leak into the crawl space that was caught early because I noticed the faint hum of the dehumidifier running constantly. I could clearly see puddles of water at the low points and some wet subfloor which was an easy fix to dry (encapsulation helped a ton here). Prior to encapsulation this likely would have gone on for weeks until it seeped through my hardwood floors in the living room and the entire subfloor.<br><br>What really sets this company apart is that crawl spaces are their bread and butter and not some thing they do on the side like foundation and pest control companies. Their website and youtube channel is filled with invaluable information - what you see is what you get, and they sell all the same products for diy encapsulation. This is not a cheap project by any stretch, but the price was exactly as their CEO estimated in one of his youtube videos. There are a lot of companies (*cough* aquaguard) charging a lot more ($5k-$10k more) for an inferior product; no other company soda-blasts your joists and subfloor, which is much more effective than chemical treatment. CSN will work with you at any budget, prioritizing what is most important in your space (poly barrier and dewatering) and adding the rest later, or doing a hybrid diy-contractor approach to fit your budget.

Crawl Space Ninja assessed my problem quickly and correctly, and recommended a solution that was much less aggressive (and was less costly) than I had anticipated. Their people installed a large-capacity dehumidifier and performed maintenance on a sump pump, and did it all in less time and at a lower cost than expected. The folks that came out did a great job of encapsulating my crawlspace. The lining has held up well and the dehumidifier is still working well after 2.5 years. I’ll say this though- you will definitely need to address where the water is coming from via French drains etc. as I’ve had some flooding during the recent heavy rains because the lining will cause water retention. That said- that isn’t on CSN. Apparently there is also an option to install a French drain directly in the crawlspace, which is something I plan to do in the future.

Crawlspace Ninja did a great job for us from start to finish. They came when they said they would and completed the job when promised. The crew was very professional. We have an unusual situation with a spring under our house which presented a few issues that they'd never run into before. They came up with a good plan but after the first heavy rain we had a little water intrusion and the dehumidifier wasn't getting the humidity to the correct level. I called them and after doing a little troubleshooting they made arrangements to replace the dehumidifier and run the vinyl all the way to our 9 foot walls. We feel very comfortable that should we have any other issues they will take care of then as well.<br>They were the 2nd crawlspace company that gave us a quote and were less than half the price of the first company. After educating ourselves on crawlspace encapsulation we are confident they did as good of job or better as the high price company would have done. We highly recommend them.

He consulted us about whatever issues they were facing along the way, and patiently explained what needed to be done and how. When they were done and the crew was cleaning up, Jordan took me into the crawlspace to show me exactly where everything was located, how it worked, and how to maintain it, if I chose to do it myself. My wife's primary request at the very beginning was that the crew "work clean." They did, taking precautions all along the way to protect everything between the truck and the crawlspace. We did lots research on qualified crawl space companies to remedy a 'cat urine' smell that we ultimately figured out was coming from our previously encapsulated crawl space. We got multiple quotes for everything from cleaning, to repairing, to replacing our encapsulated crawl space. Though not the cheapest solution, our decision to work with the team at Crawl Space Ninja came down to so much of what I learned from Michael Church's YouTube Videos, their incredible reviews online, their "no cat urine smell" guarantee, and their lifetime vapor barrier warranty. Our crawl space has limited clearance and accessibility. The project to remove insulation, soda blast and clean the wood, and install new jacks and joints wasn't easy and took a full week. But we were very impressed with how Jordan, Max, Antonio, and Owen worked so hard and stayed in the details, even through some bumps along the way. And in the end, we appreciated all Steve did to make sure we were very happy customers!

DON'T LET OTHER COMPANIES SELL YOU UNECESSARY SERVICES/REPAIRS.<br><br>I know Crawl Space Ninja has fewer reviews than other companies, but Robert gave us the most honest feedback regarding the work that needed to be done in our crawl space. I likely would not have called them if my boss had not recommended them.<br><br>My partner and I bought our 1950's ranch in East Atlanta 5 years ago. Our home inspector noted that we needed to replace the vent mesh and have a crawl space inspection as a general recommendation. We knew that we occasionally had some water intrusion in our crawl space, but it only came up 2x over the last 5 years when our pest control came by.<br><br>We got quotes from 3 companies (Crawl Space Medic, Trotter, and Crawl Space Ninja). My little OCD heart loves the look of an encapsulated space, but going into this we didn't know what really needed to be done other than the vents. The first two companies came out and quoted $11,000 and $25,000 for encapsulation, French drains, dehumidifier, and sump pump.<br><br>Robert was able to work us in on short notice and his communication was great. He did the same inspection every person did that came out earlier in the day, but included temperature and humidity readings in his findings. He told us that we could do all the things previously mentioned by the other companies, but ultimately recommended getting a hygrometer for our crawl space before deciding to to any work. The air, wood, and foundation wall humidity readings were all within normal limits that would not encourage mold growth.<br><br>I still feel like I owe Robert something other than a review for his honest feedback that saved us double digit thousands of dollars. We spent about $100 on the hygrometer he recommended and some water monitors for the spots that looked like water had sat in the past.<br><br>The water monitors confirmed that there was one spot regularly having water intrusion with rain. We decided to have our downspout drains replaced and have not had an issue since.<br><br>We hired another company to the drains because that is not a service Crawl Space Ninja offers. I feel much more confident that because of Robert's honesty we had the work we *actually* needed done and not a bunch of extra expensive stuff that wasn't.

Be cautious of ordering from DIY store. I called and spoke with the phone assistant - they gave me incorrect measurements (item was 14.5 inches including spigot; NOT 14 inches) AND left out the fact that the item didn't come with all the standard parts (open box purchase). I regret that I don't think this is consistent with their company but my experience with this has me considering different sources altogether for further crawlspace supplies.

I'm so glad I encapsulated my 1600 sq. ft. crawl space. Heating and cooling costs have gone way down in my 2-story home in the year since it was done and it feels like my home is quieter. I don't hear the tankless water heater, fans or dehumidifier under the house. I got several quotes and Crawl Space Ninja of Alpharetta gave me a great price. Very seldom do I hire something done that I am 100% satisfied. When Ninja came out to encapsulate my crawl space, they far exceeded my expectations. They clean up 65 years of junk and debris, eliminated that mold/mildew smell, and sealed it up so I wouldn't have any critter intrusion. I have a 1945 cottage that had no insulation in the walls. I was so nervous about pipes bursting when we had zero degree weather last December. The insulation that ninja did, worked perfectly. It was money WELL SPENT!

We have a 1940s bungalow on a dirt crawl space that was allowing mold through unhealthy air to come into the living area. This was creating havoc with my wife and she just couldn't stay at the house without having a reaction. When I met Robert I explained to him what was going on and what the cause was(we had an environmental hygienist come in and test our home to find the root cause prior to meeting Robert). I got burned by another recommended contractor prior to hiring Crawl Space Ninjas. Robert knew he had his work cut out for him, but he accepted the job and assured me he would not only correct the horrible job the past contractor did he'd fix the problems that were being caused from the crawl space. Well, they exceeded our expectations. He and the crew did an amazing job and it's almost impossible to explain the transformation of our crawl space. We've recently had our interior air retested and the mold is gone. We cannot thank Robert and the crew enough. If you're in the market to have some crawl space work done, call Robert. Don't waste your time with any other company.

These guys are very honest, total professionals, and won’t sell you something that you don’t need. They showed up when they said they would and did a wonderful job on my crawl space - super clean and looked amazing when they were done. Half way through the job, we ended up with an unexpected flood in the crawl space. They quickly pivoted and took care of the issue. Would highly recommend Robert and his crew.

Our crawlspace was a complete mess. It was muddy, covered in mold, and full of trash and construction debris. There were puddles of water from leaky pipes and even mice and frogs there. Jordan and the crew did an amazing job of clearing the space and making it one of the nicer areas of the house. We are very pleased with the outcome and the crew's willingness to work late hours with other contractors like the hvac and the electricians to get the job done right. Martin from the team even took the time to repair a place on our front steps that needed mortar without anyone asking. I can't recommend these guys enough.

My wife and I moved into a 110-year-old home last year, and I had been concerned about high humidity levels in the vented crawlspace and in our home. This past summer I received quotes for crawlspace encapsulation from three different companies and decided to go with Crawlspace Ninja for various reasons, mostly based on reviews and a positive consultation / inspection experience.<br><br>Very positive experience from the start. Robert performed the initial consultation and inspection. He inspected the crawlspace and measured moisture levels in the air, foundation walls, and floor joists, and checked for evidence of mold or rot. He recommended solutions that seemed to be in line with the scope of the problem (high levels of moisture but little actual water intrusion). I didn't feel like I was being aggressively sold on more than what was needed, unlike another company I had contacted.<br><br>I did want a few jack posts installed where the floor was sagging (one location was difficult to access), and they were able to include that in the scope of the work.<br><br>Ryan and his team did the installation. They were very professional and provided updates during the process. They cleaned out the crawlspace and hauled out all the junk down there -- old disconnected pipes and discarded ductwork, and the old vapor barrier. The encapsulation was completed on time and the quality of work is great. The humidity is noticeably lower in both the crawlspace and in our home. The new jack posts were installed and some of the existing ones were re-tightened. Great overall improvement to the crawlspace and to our home's air quality. There are plenty of things to be anxious about with an old house, so it's a relief not to be worried about the crawlspace anymore!<br><br>Thank you Crawlspace Ninja team!

We’re way late the game on providing this review. And, Crawlspace Ninja’s deserves better than that. Why? Because they gave us an amazing experience. We had the pleasure to meet, speak, and work with Robert. From the initial inspection, the 1000 questions in person and via email, and then finalizing the plan. Everything was frictionless, transparent, and professional.<br><br>The crew showed up when they said they would and began working on the crawlspace with fervor. Shout out to Ryan, Martin, and the whole crew. They were all cool guys that were clearly passionate about their work and had a keen eye for the details. Ryan did an excellent job at communicating the progress and plan for each day of the encapsulation process. The finished job was down right beautiful. It feels fantastic to have the space cleaned up, properly sealed, dehumidified, and disinfected. It’s allowed us to continue making our house a home, knowing everything above is on a solid foundation below (figuratively and literally).<br><br>If you’re on the fence about which company to go for, I highly recommend you take a weekend to deep dive into the Crawlspace Ninja youtube channel - watch comparative videos and really get an education.
